When you get above 20 units, I want you to know to a certain point the more units you add, the easier it actually is to buy because the property itself is what generates your ability to acquire it.
I like to start in the 25 to 40 unit range.
When you do that, you can give away a unit to a manager who's going to help you take care of all of those day-to-day nuisances:
- They're going to help you with the lockouts.
- They're going to show those units.
- You don't have to show up.

- They're going to take out the trash
- and deal with all the minutia!
You're going to be the one who collects the checks, compresses that cap rate and adds value by raising those rents when you do this with those types of units.
One rental increase across 25 to 40 units adds up to massive value and in a two to three-year window. Not only do you save on taxes, but you can create half a million to a million dollars just with a twenty-five dollar rent increase.
